Social Housing Scaffolding for Re:Gen Group

Social Housing Scaffolding for Re:Gen Group

Our client, Re:Gen Group was seeking to support both Thirteen Group, Gentoo and Believe Housing in a bid to improve the energy performance of their housing stock.

Re:Gen Group deliver solutions to social housing across the North East, undertaking extensive improvement and modernisation works within the social housing and new build sectors.

JMAC had previously undertaken work at Re:Gen Group’s large developments at Whinney Banks in Mddlesbrough and Doxford Park in Sunderland. Both housing schemes involved delivering large scale scaffolding works, on 170 houses and 3 large apartment blocks respectively.

Social Housing Considerations

Social landlords often need to assemble scaffolding around tenanted buildings. Sometimes this is to undertake repairs to the benefit of all of the occupants and at other times it is for a refurbishment or building new and additional houses.

In some cases, the presence of scaffolding and indeed the noise associated with construction can cause an annoyance to residents. There are also additional challenges the project presented:

  • Some of the properties to be renovated were complex house types and the front gardens on these properties were over 16m long
  • The majority of the properties that needed new roofs, pointing and render works were occupied by tenants
  • There were a number of trades needing to use the scaffold at various times, and the scaffold needed adaptions to meet their access requirements
  • The challenging timescales of the programme required 10 properties to be erected, adapted and dismantled per week
  • The sites were spread across a range of geographic areas which meant a number of materials deliveries and transport required
  • *The projects included a number of other sub-contractors working alongside each other at the same time, including roofers, renderers, cavity wall, and bricklayers
  • he number of housing sites required high volume of men, materials and transport to execute

What the JMAC Team Did

After discussions with the client and a number of site visits, JMAC’s scaffolding design team agreed a plan for the works 3 months before the start date, producing a number of detailed scaffold structure designs. After contract award, a pre-start meeting was arrange with the RE:Gen team to agree the final programme.

Once the project had started, the team undertook the following works:

  • The JMAC operations used 16m designed barrow run and beams for awkward houses/streets to allow the tiles to be removed and taken to the skips on the complex houses
  • JMAC logistics team arranged delivery of large quantities of materials to a number of locations in readiness for project needs
  • Each scaffold was erected with double toe boards to ensure full protection from potential falling objects or other debris for the tenants and residents
  • The scaffold was erected to a full height, to create a safe, compliant structure with multiple configurations and additional safety precautions enabling multiple tradesmen to work on the new build apartment block
  • Preparing scaffolding to allow external wall insulation, render, rooflines and allow for planned adaptations to scaffold to allow for various requirements for different phases of works, i.e. to allow for specific gaps for render works
  • Weekly programme meetings and strong communications with all sub-contractors on site

The project has taken around 7-8 months and is due to end March 2023. To date, over 170 properties have been completed on this scheme, with only 1 Block of 4 houses now remaining due to the properties needing to have addition of extensive extensions designs commissioned.
